Four things worth having to hand
None is essential — telephone with nothing but a question if you like — but with these four a first call usually ends with a realistic schedule and an order of magnitude rather than with somebody promising to get back to you.
- The address, and roughly when it was built. Those two together tell an experienced person most of what matters about the structure and the approval path.
- What you want to do, in one sentence. “Push the back out and add a bathroom” is a better brief than a ten-page description.
- Whether anybody is living there, including tenants. This changes the cost, the schedule and, if there are tenants, the legal position.
- When you would like to be finished, and why. A baby, a lease ending or a compliance deadline are all real constraints, and they change what we would advise.

What happens next
- We talk it through and tell you which approval path you are on — which is frequently not the one people expect.
- You get a realistic schedule and an order of magnitude built from the published schedules and prices, with the assumptions stated.
- If it is worth going further, we look at the building properly and say what has to be established before anybody can price it.
- Nothing is charged and nothing is scheduled until there is a written, signed contract. How the money works.

Inside a contingency period?
Say so in the first sentence. Looking at an old San Francisco house before the period closes is a different and more urgent conversation than planning a project, and it is one we would rather have early in the window than on the last afternoon of it.
